What does a buyer agent do ?
I will schedule appointments and show you homes based on your needs and requirements in your price range. Many homes are sold before you see them listed online.I can inform you of homes as soon as I find out about them . We have more than 90 agents in our office .
When you find a house you like I will provide comps so that you can make an offer based on market value.
I will negotiate good price and terms .
If you are buying new construction I can recommend upgrades that will add to resale value. The sales agent at the model home represents the seller.
I can recommend lenders and home inspectors in the area. I recomend home warranty.
I will guide you every step of the way until closing and attend inspections and closing.
Most buyer agents get paid by the seller through the listing agent if it is listed in the mls .
If you hire me to be your agent I will be paid by seller if you buy a home that is listed in the mls so it will not cost you more money.
I can help you buy a sale by owner home if you pay me a agreed upon fee. Just remember that the seller is trying to save the commission so do not expect the seller to pass on the savings to you.

Attention home buyers if you are thinking of buying a house , work with a buyer agent who will have work for you and help you thoughtout the home buying pocess. Before signing the agency contract read it carefully and consult an attorney if you have questions. The agency laws for real estate vary by state and different agents may require different things. The fees paid and term of contract ar negotiable.
Read the fine print very carefully. Some contracts may have some clauses that you may not like .
Q. Who pays the buyer's agent ?
ANSWER : It will depend on your contract with the agent. . If you employ me as your Buyer's agent, you do not have to pay me any thing. I will accept the fees offered by the seller's agent as mentioned in the multiple listing unless you buy a sale by owner that is not listed in mls. Then the fee is negotiable before I show you the house.. When a seller lists with an agent , the seller offers a certain amount to the listing agent and the agent signs a contract with the seller as to how the agent will split the fees with another agent who procures the buyer. This amount is mentioned in the mls . The amount is paid to buyer's agent at settlement. If you do not buy a house I do not get paid for my time and expenses. When you sign a buyer's agency contract with an agent , you should read it carefully. Some agents may mention that if the seller does not pay a certain amount, you may have to pay the difference. The term of contract and fees are negotiable. If you need legal advice before signing the contract, talk to an attorney. Please note that laws vary by state.
