Philadelphia, Bucks and Montgomery Counties Real Estate. Tips for home buyers, home sellers by Gita Bantwal,Realtor at Re/Max Centre Realtors.

Here is why I love to work with home buyers.

I work with both home buyers and sellers. I have open houses on Sundays for the sellers and I show homes on Saturdays, During the week I am available for both sellers and buyers but I do not get to spend as much time with home sellers as I get to spend with home buyers.

When I show homes I listen to their needs and they share their hobbies and interests and information about their families and how much they entertain etc. This way I can show them homes that will suit their life style.

When they see homes they point out some of the features that had in their homes while they were growing up and about their parent's home or their current home. They mention their extended family who might be visiting occasionally and the need for an additional bedroom. the more we learn about them the easier it is to find them the home they will buy. The only challenge is if buyers have champagne taste on  beer budget.

By the time they find a home and close escrow I get to know them well and we become friends.

My tip for buyer agents : Listen to your buyer. This way you will be able to help them find their home. When you show homes do not just say,'this is the living room' and' this is the kitchen ' , They know it when they see it. Look for clues and to what they say when they see the rooms. You should point out upgrades in the room because they may not notice these. But give them their space . They should imagine living in the house and feel how their furniture will fit in the house etc.

PS I have met many wonderful sellers as well. Many of them move out of the area and I am still in touch with them. They even call me when they are going to be visiting the area, if they have moved out of state.
