Philadelphia, Bucks and Montgomery Counties Real Estate. Tips for home buyers, home sellers by Gita Bantwal,Realtor at Re/Max Centre Realtors.: July 2009

Four steps to selling your home quickly.

Homes are selling and you can sell you home quickly if you are willing to cooperate with your agent.

1. Price it right. Price does not depend on what you paid for the home nor on what you need to net from the sale. It depends on market conditions and on what a buyer is willing to pay for it. In this market it is better to price it based on the most recent sale and not on price of homes  For Sale.

2. Have the home staged so it shows well. If you are good at decorating you can do it your self. Go to model homes to get ideas. Remove clutter and make sure the buyer wants to remain in the home longer . The home should be clean and should not have odors. The agent will give you tips .

3.Make the home available for showings on short notice . Allow a lockbox and if you have pets take them out of the house during showings. There are people who are scared of cats and dogs.Sometimes the dog or cat may run out of the home when the door is opened.

4. Pick a Good agent who will market the home well , who easy easy to communicate with and knows the job. You can check references, check on Google and check out the web site.
