A buyer was given the copy of the rules and regulations of home owner's association and he was adviced to read it within 5 days.
They emailed me saying it was too much to read and asked if it was important .
(The requirements for providing the by- laws and rules and regulations may be different in different states. )
Many communities have Home Owner's association. I advice buyers to read the rules and regulations because there may be some rules that might affect them. Sometimes sellers provide the rules at time of accepting the offer or before and sometimes they give it within certain number of days. We have a contingency in the agreement and buyers have x number of days to read it and back out of the agreement if they do not like some of the rules, within the contingency period.
When I have a listing I like to have the sellers provide it at time of agreement of sale. If pets are not allowed I mention it in the mls .
Some of the rules and regulations I have seen are :
1. no pets. or the number of pets allowed
2. Not allowed to have a barbecue on the deck
3.color of blinds /shades
4. not allowed to park commercial vehilcles, pick up trucks etc
5 color of esterior paint
6. fence not allowed
When you look at homes you should ask if there is a home owner's association and what the monthly dues are and what it covers. You should read all the rules because some of the restrictions may not suit your life style.
When you read about events please check the year for the event as some people find information a year later and think it is for that year. . The posts remain online even after the event.
