Why you should preview new construction before going there with buyers.

I love to show new construction. Model homes are staged well and if buyers can afford the homes and it is the location they want,  they  often buy the home. Most buyers love the idea of buying a new home.

The problem is buyers sometimes look at new construction even before they work with a buyer agent. When they start their search on the internet they start out by going to new homes without even knowing if they qualify.

When they decide they are ready to buy a home  they contact an agent and the agent spends time educating them on home buying process . When we show them homes if they have already looked at new construction in my market area, the builders do not honor the agents if the buyer already looked at the homes.

Here are the reasons why I preview the new construction homes before going there wuth buyers.

1. If the street is a new street, it does not show up on the GPS. I drive there so I know exactly how to get there . I am not good with directions.

2.I pick up the brochure and study what items are standard and what are the upgrades. I check out available lots and the time frame for completion. As I go on a week day when it is slow I get to talk to the sales person at the model homes. When we go on weekends to show homes it is busy and the salesperson may not have much time to spend with us.

3.It makes it easy when I show the homes as I have already seen the model homes.

4.I find out about quick delivery homes and incentives for buyers so I can mention it to buyers while we are driving there.

 

When you read about events please check the year for the event as some people find information a year later and think it is for that year. . The posts remain online even after the event.
