Here are tips for home sellers looking to hire an agent to sell their home :
STEP ONE INTERVIEW THE AGENT
Ask your friends who sold their home recently if they were pleased with their agent and use the agent if they had a good experience with the agent.
If you have seen many sold signs in your neighborhood look for names of the agents and interview them for the job as well.
Google your community for agents who have a good web presence in your area. You can choose an agent to be interviewed in this manner. If they have a blog read their blog to get to know them.
Go to open houses in the area and interact with agents at the open house and choose agents for the interview from this group.
STEP TWO. THE ACTUAL INTERVIEW.
Questions to ask :
1.The listing agent has to be good at marketing the home . Ask the agent how your home will be marketed. . Check actual marketing material used by agent like web sites for listings,virtual tours,photos,brochures, etc.There are some agents who do not describe the property in the mls and some do not show any pictures of the house.
2.The agent has to be a good at negotiating. Ask the agent for examples of negotiation expertise.
3.The agent should be knowledgeable. If the agent does not have much experience ask if the agent is being mentored by the Broker or if she is part of a team. Many things can go wrong in a transaction after you have an offer on your home. The agent should be able to help overcome some of the obstacles and this comes with experience. In most offices the Broker helps new agents so ask them about it.
4.The agent should return phone calls in a timely manner. There are some agents who put up a sale sign and you never hear from them again. If you prefer you can ask the agent to communicate via email or text messages . Call them a couple of times to see if their vice mail is full or see how long they take to return phone calls.
When you interview agents , do not choose the agent based on who will list for the highest price or the one who will list for the least commission but choose an agent based on above tips.
It will be a bonus if the agent who has all the above qualifications suggests a high price and does it for low fee .
