I advice sellers on staging the home and clearing clutter and cleaning the house before it goes on the market. Sellers usually request advance notice for showings and most of the time we are able to honor their request.

Sometimes buyers come from out of town and the agent may nor have enough time to give notice, sometimes while looking at  other homes  in the area the buyers  may see your  home they  from the outside and ask the agent if they can see it.

Sellers should be prepared for such buyers.

These tips will help you get your house ready for short notice showings.

You can request the agent to show another house and then come back in 20- 30 minutes. They can then start looking at your home from the outside and go to the yard first.

1. First put the dirty dishes in the dishwasher. You may not have time to do the dishes. If you do not own a dishwasher, rinse the dishes and hide them by putting in a trash bag and keeping it somewhere.Wipe the counters .

2.Go to all the rooms and pick up everything that is lying on the floor. If there are dirty clothes, put them in the washing machine. While going from room to room, turn on all the lights even if it is in the day time.

3.Make the beds while you are in each room.

4.Let the sunlight in to each room if it is in the day time.

5.Remove wet towels from the bathrooms , put down toilet lids .

Do not turn down appointments as the buyer may find something thye like and may not come back.

When you read about events please check the year for the event as some people find information a year later and think it is for that year. . The posts remain online even after the event.

Gita, isn't it true?  Seller needs to understand if they want to sell their house, they need to work with us, not every buyer will come back to look, there are many houses out there. But again, it is their choice.

Rita, In this market buyers have so many choices that they may not come back.

Tom, Once the home has been prepared when it goes on the market, it should not take too long to get it ready for showings but sometimes buyers come at the time when sellers are least prepared.

Gita - The tricks of hidding things!  I have been known to hide things in the dishwasher and the dryer when I find out about last minute company.

Gita - Thanks for the tips.This is going to become a part of my "Listing" presentation for those regular resales. They have enough to contend with in our area with declining prices, short sales and REO's. They don't need to defeat themselves by not having the house in tiptop shape when a "Buyers' drops in.
