I looked up the mls for real estate activity in Buckingham township in January 2012.
I looked for residential listings sold in January . This does not include homes not listed, commercial and multi units . It is deemed to be correct but subject to errors and omissions.
There were 11 homes that settled in January 2012.
The average original list price was $ 450,136.
The average last list price was $432,055
The average sale price was $ 399,545
Highest sale price was $1,000,000
The lowest sale price was $130,000
The average days the homes were marketed was 162
The average settled price to original price ratio 90.93 %
The average settled price to last list price ratio is 94.33%
The homes were priced high and sellers had to reduce price as seen from ratios.
There were 186 active listings and 20 homes pending settlement on February 5, in Buckingham township.
