Concerns of a first time buyer..

One of the concerns of being a homeowner is finding reputable contractors and handymen especially when they buy a resale home.

When they  are renting , they  just call the maintenance man or property manager even when they  just see some ants and ask for them to send an exterminator. If there is no heat they  keep on calling every few hours . Buyers feel overwhelmed thinking of maintaining their homes. Buyers often tell me they do not know whom  to call .

I always recommend that buyers purchase a home warranty if the seller does not offer one. I give them the brochures so they can read the fine print .

I also give names of handymen  that I have used or other clients have used.

There are some who do not want to take care of the lawn but do not want to live in a condo . I mention the costs of getting the lawn mowed in the area and give them  names of some landscapers so they can get estimates.

I do not forget about my clients once they have settled on the house. I keep in touch and help in any way I can.




When you read about events please check the year for the event as some people find information a year later and think it is for that year. . The posts remain online even after the event.

Good morning, Gita.... it's part of owning anything.... owning a car also means maintaining that car so it will work properly and the physical structure will last and not rust away..... the same with a home....and many don't factor that cost into the equation when qualifying for their loan....

Barbara, I agree. It is important to figure out costs for major repais needed if they buy a resale.

Great post Gita.

As a Home Inspector, I see many purchasers who appear to be clueless about the maintenance involved in their home purchase. It is so important to be aware of maintenance and upkeep costs before purchasing a home. One piece of advice I pass along is that no matter who they use for repairs, get as many estimates from different contractors as possible. Prices and experience vary from one contractor to the next. Finding quality contractors is not an easy thing to do. Realtors who can help in this respect are offering a valuable service.

Gita, American Home Shield sells a residential service agreement with an upgraded service that covers pre-existing conditions. I've seen them replace a 23 year-old hot water heater for a $60 service call. I make sure that my new homebuyers have that in place!

Gita- For first time home buyers they may not have thought of all of the costs involved in home ownership, from lawn maintenance to insurance, paint and HOA dues.  All of these add up.  It's good that you give them some education and they know they can come to you with questions.

Gita, Yes, a good home inspections gives a buyers some necessary maintanance suggestions and a homa warranty helps them with the beginning of their new home ownership!

Kathy, There are other monthly expenses besides mortgage payments and they should allow for it.

Larry and Sheila, I agree. But they should realize that there are advantages to owning a home.

Carol, Buyers should attend the home inspection for this reason.
