I looked up the mls for real estate activity in Upper Makefield township in October 2012.

I looked for residential listings sold in Upper Makefield . This does not include homes not listed, commercial and multi units . It is deemed to be correct but subject to errors and omissions.

There were 6 homes that settled in October 2012.

The average original list price was $ 772133.

The average last list price was $763550

The average sale price was $713,900

Highest sale price was $1250,000

The lowest sale price was 345,000

The average days the homes were marketed was 72

The average settled price to original price ratio 93.43 %

The average settled price to last list price ratio is 94.88%

The homes were priced high and sellers had to reduce price as seen from ratios.

Gita: That is quite a swing from low to high prices...definitely plenty of good real estate options in Upper Makefield Township in Bucks County PA.

With the homes on the market about 72 days, it's not too bad on that account. And your sales price of nearly 95% of the asking price is within the range of averages.

Good to see there is still a good buyers market in your area. I believe this will continue in the 2013 selling year.
