Philadelphia, Bucks and Montgomery Counties Real Estate. Tips for home buyers, home sellers by Gita Bantwal,Realtor at Re/Max Centre Realtors.: How long will it take to sell my Bucks County Pa home ?

How long will it take to sell my Bucks County Pa home ?

Sellers often ask the question ," How long will it take to sell my home?"

The number of days on the market depends on the price ,location and condition of your home.

It also depends on when it is listed.

There are certain times of the year that there are more sales than at other times.

I looked up statistics for number of days a home that settled in October 2012 , was on the market before it went under contract, in Bucks County Pa for a number of townships.

Here are the statistics

Township                                           Days on market

Wariwck                                                 70

Warminster                                          128

Warrington                                           125

Bensalem                                             98

Buckingham                                         182

Doylestown                                          73

Newtown                                              123

Hilltown                                               148

Middletown                                          69

Lower Makefield                                   98

Upper makefield                                72

the above does not mean your home will sell in the above number of days. The above were average days on market for October and will be different now.

When you read about events please check the year for the event as some people find information a year later and think it is for that year. . The posts remain online even after the event.

Hi Gita,

I am thinking of the numbers that are over 100 days on the market as the higher priced homes. These tend to take a little longer to get sold. Many home buyers are looking for a moderate priced home to keep the mortgage at a minimum.

Here the average buyer buys in cash about 40% of the time. How about your area.

Have a great day in Bucks County, Pa.

Best, Clint McKie

Hi Gita.  Price drives all in this market.

Clint, most people in my market get a mortgage. Conrad, I agree.

Good morning, Gita.... in the higher price ranges, new construction will throw those numbers off especially if a home takes 8 months to finish....

Barbara, I agree. It takes longer to sell more expensive homes. Fernando, it will depend on many factors. All we need is one buyer who wants the house and loves it and it is priced right.

Gita, it is good to show days on market and sellers & buyers need to understand these figures..great share & price right.

Gita, This report must have taken some time to research, and consumers appreciate this type of knowledge from their Realtors!

Gita: As you know there are many factors that go into a home selling...this list will give Bucks County residents an idea of how long, on average, it takes to sell a home in these various areas.  That is why an experienced Realtor is key to helping sellers "beat" the averages and get their home sold quickly.

Well, all predictions are that 2013 is going to be a great year for real estate, so let's all hope they are right!

Larry and Sheila, I hope they will read it.

Anita, It is important to list with an agent who knows the market.

Barbara-Jo, I hope so too.

Gita. DOM is an indicator but, like most stats, the specifics of one property may - will - differ. Still, it is a way to communicate with clients about the marker conditions in their areas.

Valerie, This will give them an idea that it will not sell in one day.

Gita in my area it seems very little sells under 90 days, and most are about 150.  I think part of it is a buyer's sense of urgency.

Laura, I would love to have 90 days on market for my listings.
