Are overlapping showing appointments good for your listings ?

I called an agent to make an appointment for a listing and the agent said there was a showing at the same time so she requested me to have it at a different time.

I agreed and went at the time that was suggested.

The agent who was to show it earlier was late and came to show the house while we were in the house.

I told my buyers that if they like the house they should not show much interest in the house when the other prospective buyers were there and they did not say much.

But as a listing agent I do not mind there being more that one group of buyers in the house . It may create a sense of urgency and we may receive multiple offers.

Our showing service will alert us when we make appointments for a time when there might be another agent showing. Then it's up to us to either change the appointment time or to wait outside the home until the first agent is finished showing.

Gita-From a Seller's, or Listing Agent's perspective, overlapping appointments are not great. Nothing stimulates desire more than knowing someone else wants what you have an interest.
