Attention home buyers. Talk to a lender before you start looking at homes.

This is a good time to buy a house. Most renters start looking at homes in spring. They have no idea how much mortgage they qualify for. 

They look at homes that they will not qualify for and then get disappointed when they look at homes in their price range.  Many buyers have champagne taste on a beer budget.

I hope all those who are thinking of buying a home will read this post and sit down with a lender before looking for homes.

Gita, it seems we all have the same issue with home buyers not bothering to be pre-qualified prior to looking at homes...it hasn't changed either for me since I started in this business.  There is something off with buyers who don't see a lender first!!

Hi Gita... I just received an offer on a listing that had been on the market less than 24 hours with lots of showings scheduled... the pre-qual letter said nothing... and it was the first thing we said to the buyer's agent... get us a better letter befor we discuss any other terms of the offer.

My son in law called and said he wanted to buy a piece of commercial property. I asked if he had talked to a lender and of course he hadn't. I told him to do that first.

Gita Bantwal  I like the buyers to set up and appointment with me .  Then we can set up an appointment with a local mortgage banker and have them qualified and find out what they can afford .

 I had clients that were looking at homes that were above their means they could afford it but they would be house rich and no room for anything else but after that they did not like what they could afford. So do not waste your time and dreams know they munbers before you shop!

This is certainly important advice, yet some buyers either don't understand it or for some reason just don't do this early enough in the process. In our competitive markets buyers must be prepared as much as possible, and that includes vetting by a qualified lender and a pre-approval so they know where they stand.

To be clear, don't just talk to one, get approved!  That way there is no guessing as to what you can afford to buy.   You know your upper limit on a property.  And a buyer's agent will help you keep focused on what will fit your situation instead of driving around aimlessly looking at houses.
