Why are they selling.?

Attention home buyers.! It is important to work with a buyer agent when buying a house. The agent will

do the comps and give you information about recent sales and help you determine the market value so that you can make an offer on the house.

The listing agent represents the seller.  The agent has a fiduciary duty to the seller and will not reveal confidential information to others.

The agent will inform you about why the seller is moving only if the seller has agreed to inform others about their reason.

If you are considering on making an offer based on seller motivation, you are not going to be able to do so with the listing agent's  help, unless seller agrees to it.

When you go to n open house mention to the agent that you are working with a buyer agent. 

In a sellers market be prepared to offer based on your agent's recommendation.  

I work with both buyers and sellers. I have had motivated sellers who received multiple offers and fair market price. I have had buyers who have lost out because they thought they could make  a low offer thinking the couple was divorcing and that they could get a bargain.

It depends on supply and demand.

I've sold three homes and each time my excuse for moving (as far as the agent is concerned) has been "to be closer to our children".

Gita, the reason for the move is irrelevant but as we all know, buyers might think they can get a better "deal" based on the seller's motivation. All buyers should find a buyer's agent before they start looking at homes.

I agree with Wayne, the buyer is usually looking for the motivating factor to give a low ball offer.  Without being rude, a simple answer is best...ready to move on.

Yes, the buyers always want to know why the sellers are selling.  Yes, we have a fiduciary duty to keep their motivations confidential.  However, I am amazed at what some agents will tell you when you ask that same question.
