Ten Steps to buying a home this year. Step 7 . Negotiating terms and price..

Negotiating good price and terms are an important step in buying a home.

A buyer agent will help you in this very important step. We have a seller market right now and in many areas there is a shortage of inventory. 

If you have already looked at many homes and have decided on a house , you may have to offer full price.

You can also use an escalation clause. If you use an escalation clause make sure there is a clause that allows you to back out if it does not appraise. It is a good idea to have an attorney help you with this.

Do not feel insulted if the seller does not accept your offer if you do not offer full price..

If you have offered a low purchase price the seller may not make a counter offer. 

Do not just concentrate on   the price during this stage. If there are multiple offers the seller may accept the offer with fewer contingencies or a closing date which the seller would like to have. 

There used to be a time when cash buyers could expect to buy a home for a bargain but these days sellers know that a pre approved buyer is almost as good as a  buyer paying cash.

It is important to work with a good buyer agent who can provide you good market analysis and recommend the price and terms based on the market.
